As for overpriced, well, just like expensive, that's completely relative. I am certain that the people who will buy this will think that it is priced appropriately (otherwise they wouldn't buy; fair market value is the value at which property changes hands between a willing buyer and a willing seller neither under any compulsion to buy or sell).
